Booking
Booking amount is paid towards your selected apartment. Estimation sheet is given to you. Please provide all your contact details including full name, e-mail address, phone numbers, address, alternate address, person to contact in your absence, POA, etc.

Review of Documents
Review of documents by a qualified lawyer, if necessary within 1-5 working days. In case you are applying for a loan, then the bank project approval letter will automatically take care of ensuring clear and marketable title to the property, both and land and selected apartment.

Agreement Stage 1
Agreement is to be done within a maximum period of 15 days from the date of booking. Please make a payment of stamp and registration amount at least 3 days before the date of agreement. All cheques must be cleared 3 working days prior to Registration date so that we have enough time to get the document affixed with required stamp duty (this is also known as Franking of document).

Agreement Stage 2
Sign the agreement in presence of our representative in our office. (2-3 hours).

Agreement stage 3
Registration & Execution of agreement with the state agency i.e. Sub-Registrar's office in Pune jurisdiction. Purchaser's (or their Power of Attorney Holder) presence is required along with our representative (who will assist you) to complete the registration process. Usually, this process is of few hours but we request you to allocate 1 working day for this just to be on a safer side.

Payments as per progress
Timely payment of installments as per the work stage (shown in agreement). You may choose to go for ADF (advance disbursement facility) as this saves you interest paid to the bank as PRE-EMI and avoids excessive hassle. Please ask your bankers or our Customer Care associate for details.

Internal Customization
Suggest internal civil changes / modifications that you wish to incorporate in the apartment in construction stage. You can also avail our Interior designing services where you can have a customized furniture package designed and executed to suit your family needs.

Completion of your home
Once the construction work on your home is complete you will be given one week to examine your home for completion. You can then take "occupation" of your apartment. The final completion certificate issued by the local development authority will be issued to you as and when we receive the same from the authority.

Possession Agreement
Once you are satisfied, a possession agreement needs to be signed that you have received and taken occupation of the apartment.

Handover of keys
Keys and possession will be handed over after signing of possession agreement and upon completing the entire payment including maintenance charges, taxes, etc. whichever are applicable.

Booking Procedure
Once you decide on the apartment you like, you can book it from any where in the world by transferring the booking amount of Two Lac (Rs.2, 00,000/-) to our bank account in Pune. Please provide all your contact details including full name, e-mail address, phone numbers, address, alternate address, person to contact in your absence, POA, etc. If you wish to change your mind, Rs.50000/- (cancellation charges) are applicable
